Our cancellation policy is designed to provide flexibility while considering the necessary preparations for your stay. Please review the details below:
Your reservation is fully refundable if cancelled 30 days or more prior to arrival or within 48 hours of booking. Otherwise, your reservation is non-refundable.
Group Bookings (for more than one suite) are non-refundable.
We understand that unexpected circumstances may arise, and we encourage you to inform us as soon as possible if you need to modify or cancel your reservation. Our team will be happy to assist you and provide any necessary support throughout the process.

Early Booking: Given the requirement to reserve four suites simultaneously, we highly recommend making your bookings as early as possible. This will increase the likelihood of securing the desired dates and ensure that we can accommodate your group comfortably.
Group Size and Capacity: Our four suites are designed to provide ample space for your group's stay. Please provide us with the estimated number of guests for each suite to ensure we allocate the appropriate accommodations.
Reservation Assistance: Our dedicated booking team is ready to assist you throughout the process. They will work closely with you to understand your requirements, assist with coordinating the suite selection, and provide any necessary support to make your group's stay a memorable one.
Customized Experience: We value your group's unique needs and preferences. If you have any specific requests or special arrangements in mind for your stay, such as a mid-stay clean or additional amenities, please inform our team during the booking process. We will make every effort to fulfill your requirements and ensure a personalized experience.
Payment and Cancellation Policy: In order to confirm your group's reservation, full payment must be made in advance. Regrettably, no refunds will be granted for cancellations for group bookings.
Early Arrival and Late Departure: If your group requires early check-in or late check-out, please inform our team in advance. We will do our best to accommodate your schedule, subject to availability.

We strive to provide ample parking to accommodate the needs of all our guests. We offer a dedicated parking space for one vehicle per suite to ensure convenience and ease during your stay. In the event that you have additional vehicles, street parking options are available nearby.

Important Considerations for Booking Our Accommodation:
Please be aware that while our property offers a serene and picturesque setting, there is a road that runs between the lake and the bottom of the property. As a result, road noise may be audible within the suites at certain times. We strive to provide a peaceful atmosphere, but we want to ensure that you are aware of this.
Accessing the suites requires descending 50 steps. Therefore, our property may not be suitable for individuals with mobility restrictions or those who have difficulty navigating stairs. We want all our guests to have a comfortable and enjoyable experience, so please take this into account when making your booking.
Our property is built on a hillside, providing stunning views and a unique experience. However, it is important to note that navigating the property requires a reasonable level of fitness. The terrain may include inclines and uneven surfaces, so guests should be prepared for physical activity during their stay.

Check in is at 3pm and check out is at 10am. You are more than welcome to drop your bags anytime after 11am, however, our suites tend to book out back to back, so we need to allow time for the cleaners to come through between guests.

The Lokal, a small hole-in-the-wall restaurant offering amazing slow roasted beef burgers among other fresh, locally sourced ingredients.
The Nest Kitchen + Bar is known for its contemporary New Zealand cuisine. A great spot for a evening cocktail or a morning brunch.
Chur, a local fish and chip shop.
Waynard Jump Park, Fernhill Bike Park boasts a pretty epic network of trails. A fun flowing downhill track with 226m of descent, some sweet switchback berms and a steep creek section. There’s some serious jump park action, before you hit the Million Dollar Berms and the end of your ride.

Our location offers multiple options for walking to downtown Queenstown. You can choose to walk along the sidewalk, following the same route you drove, which provides a straightforward concrete path. Alternatively, you can venture down the hill in front of the property and take a scenic trail through the enchanting beech forest, enjoying picturesque waterfront views along the way. The walking journey to town typically takes approximately 35 minutes, allowing you to soak in the surroundings at your own pace. This route is for the adventurous as it requires a big uphill climb upon return.

No. There are two spas that are shared among the four suites and can be used at any time. We find they are rarely in use at the same time.

Yes, our suites are family friendly. We provide a portable cot, high chair, plastic bowls and cups, and plastic utensils, along with some toys to keep the kids entertained.
